These terms govern your use of Jominap, a Malaysian homestay booking platform. By using Jominap as a guest or property owner, you agree to these terms.
1. What Jominap Is
Jominap is a calendar and booking tool for homestay owners across Malaysia. It is not the operator of any listed property — each property is independently owned and managed by its listed owner, who sets its rates, availability and house rules.
2. Guest Bookings
When you submit a booking request it goes straight to pending payment. Some properties screen requests first, and are held for the owner's approval instead — only when the owner has asked us to switch it on for that property. Either way, a booking is only confirmed once payment is confirmed; submitting a request does not guarantee a reservation. Please review each property's house rules before booking.
3. Owner Subscriptions & Responsibilities
Property owners subscribe to Jominap on a Basic (RM19/month) or Advance (RM39/month) plan, with a trial period offered at signup. Owners are responsible for keeping their property listings, rates, and availability accurate. Owners are also solely responsible for meeting every legal and regulatory obligation that applies to operating their property — including keeping the guest register required by the Registration of Guests Act 1965, any licensing or land-use approvals, and their own taxes. Jominap is a calendar and booking tool and is not the mechanism through which owners meet those obligations; it does not collect identity documents from guests and does not keep a guest register on an owner's behalf.
4. Cancellations
Guests arrange cancellations with the owner directly. Owners can cancel an unpaid or approved booking from their dashboard, which releases the dates, and may block off dates at any time.
5. Payments & Platform Fee
Guest payments are made by direct bank transfer to the property owner. Jominap does not hold, process or handle guest payments, and no card or banking credentials are entered on Jominap. Jominap charges a 3% platform fee on bookings taken by Basic-plan owners, tracked and collected separately from the owner.
6. Owner Verification
New owner applications are reviewed by Jominap admins, including a manual anti-fraud check, before a listing is allowed to accept bookings. Jominap may reject or suspend any owner application or listing at its discretion.
7. Limitation of Liability
Jominap is not liable for the condition, safety, or conduct of any listed property or its owner. Disputes between guests and owners should first be resolved directly between the parties.
